Contrary to popular belief, co-living is actually legal in Singapore.
If the following conditions are met as mentioned in the URA Guidelines shared above, :
(1) the sublease is carried out with the landlord's knowledge and written approval;
(2) the tenant's lease is for a minimum of three months;
(3) a maximum of six occupants are residing in the unit,
Then subletting is legal.
No, we are not Real Estate Agents. In fact, we work closely with many Real Estate Agents to rent their landlord's property. We are considered a Master/Main Tenant. This creates a win-win-win relationship between the Agents, landlord and us.
Sure, we do provide services to landlords and owners directly to advice on direct rental needs, space optimization for your properties and also property management services.
For landlords, all you have to do after signing the Tenancy Agreement with us is to enjoy yourself and collect your rental on time.
Of course! Real Estate Agents are our closest partners in our CoLiving business. They have a wonderful relationship with landlords/property owners and we are here to provide the solution by renting their landlord's property long term. This will allow them to focus on renting out more properties and improving their real estate business in the long run.
No, we do not collect any amount commissions from either Landlords or Agents.
We will be reinstating the minor renovations we have done prior to how we took over the unit unless the Landlords/Owners tells us otherwise. The reinstatement will be at our cost so not to worry.
Actually there is not much of a difference. Renting to a us, a CoLiving Operator :
1. You only deal with us (1 party) and not the CoLiving Tenants.
2. We ensure the house is kept clean by having weekly external housekeeping vendor to clean up the place.
4. We manage all CoLiving Tenants and ensure everyone lives in Harmony.
5. We manage all minor repairs, complaints and disputes from all CoLiving Tenants.
6. You do not have to worry your unit will be empty at any time of the lease, we provide you long term rental assurance.
7. We pay you promptly without the need for you to chase tenants for payment.
8. We reinstate everything at our cost back to as it was before once the tenancy period is over.
9. We add value to your property by adding digital technology, additional aircon units, etc to your unit all at our cost.
As long as you adhere to the URA Guidelines for CoLiving, you can do CoLiving on most Private Residential Properties
